Still feels like summer in Charlotte
Another unseasonalby warm few days, perfect weather to take care of all those around the home and gardening things we missed last fall. The nice thing about living here is the changing weather “if you don’t like it just wait 3 days it’ll be different” is pretty much our philophy around town.

If seems there has never been a slow down of new folks looking to move to our area, since Christmas no fewer then 40 people have left their info on my website. I only can hope to have time to call them all back. It’s really important to find out eactly what you are looking for and a short online form can not do that for you. I’ve been looking around for an assistant to return calls for me so maybe if you plan to move and have some real estate expericence this would be a job for you.

Well it’s 2007 and our economy and home sales are ready to explode again. Everywhere you look there are new homes and condo’s being built. I expect to see a nice increase in exsisting home sales and existing home prices this year. It would not surprise be to see 10% price increase and maybe more. It’s really being crunched at the lower end, very hard to find that $100K range home in a neighborhood you would feel comfortable living.

The west side of town, the once forgotten area is ripe for explosive growth this year. I485 was completed in the last year or so from I77 S past I85 S and this was a desert of open land. But no more many buldozers are racing to see who can finish their development first. The Catawba Rives runs along the Mecklenburg/Gaston border and along with the new I485 it’s going to be a great placed to live. Plus so close to the Arrowood/Westinghouse Industiral area many are going to be excited to drive 5 or 10 minutes to work. Just watch you’ll see soon!

Happy 2007
Can you believe it? It’s 2007, WOW! How great is our Lord, another year and things look just wonderful for Real Estate in our area. It’s impossible to drive around long until you find another new development, if you are a Charlotte area landowner you are accustomed to having knocks on your front door. Every one wants to build new homes in your back yard. Looks like NY still ranks first for new residents here, I think it has to do with the fact that we are friendly to outsiders and actually wave when we pass them walking around our neighborhood. When I was a young man we always spoke (waved or threw up our head or blowed the horn) when we met a car, it was the right thing to do. Somehow we get away from that in the city, but in local neighborhood’s it’s still a common thing to see. Cool for the Northerners to see and actually do!

The south side of Charlotte from Albemarle Rd to Pineville has saw explosive growth the past 5 years, and with the completition of I485 from Independence Blvd to I85 it’s just a matter of time for the growth there. I just read in the local section of the paper that the Bridges of Mint Hill is expected to break ground this year (2007) not sure that is quite true but I hope so. We really need a large shopping center on this side of town. It will be somewhat like Stonecrest so look out for the growth from it. We have had a problem with the Carolina Heel Splitter (a snail) that has held up the building there for several years, but maybe it’s been resolved. Also in Mint Hill at Albemarle Rd Presbyterian Hospital is approved to build a new hospital Quite a surprise since our mayor owns the land where CMC wants to build a hospital also?

In Matthews on Hwy 51 there is a sign that says “they took my farm”. I always wondered about it, so in the www.Charlotte.com paper there is a story that Matthews condemned the land to build a park in the future. Sounds pretty bad until you read the find print. The gentleman that owns the 50 acre site is 84 and his wife died several years ago and the city has agreed to allow him to live there for the rest of his life and also gave him and his kids $4 million dollars. Really I can’t cry too much for him, I understand he wanted to give the land to his kids, but still $4 million is a lot. I’m not sure how they handled the tax situation but I’m sure the city helped him with the best tax advise.

Union county is looking to catch Charlotte soon, everyone is ready to find a new spot to build their home. If you happen to have 5 to 500 acres and would like to subdivide it, now is the time. I have clients looking for 1 acre, 5 acres, 10 acres and 100 acres just let me know. Thanks
